FRONT DOORBELL
WIFI/Battery operated: use the orange screwdriver (from the end drawer under the microwave) - screw is located on underside of unit to remove and recharge the unit (4-6 months of battery life)

TOWEL WARMERS
20+ minutes for full heating, can handle a full sized towel. See manual for full functionality.

TV SWING ARM
with remote control. Press '1' then 'OK' to use the preset position. To close it, press and hold the > arrow to swing it fully closed. Press < to swing it fully open. See the manual to program.

FRONT DOOR LOCK
The key FOB operates the deadbolt on the inside of the door - you should always hear the beep as it activates (opening or closing). The batteries seem to last quite a long time (9 months plus on the FOBs with a lot of use).

OTHER THINGS
TO KNOW:

- ROOF DECK: there is a padlock in the access opening in case you need to lock it.
- See manual for instructions to change it.
- PROPANE FOR DRYER (only): there are two 7-gallon tanks below the deck that are joined with an additional central meter. We're lucky if we fill these once every year and a half.
- WATER SHUTOFF: In the crawlspace toward the front part of the house (red lever).
- DELIVERIES: UPS/Fedex Amazon, they usually know to leave boxes at the metal box at the bottom of the driveway - small black key unlocks box.
- TRASH: we hauled our own trash to the local nearby dump but there is collection on Wednesdays.
- SPLIT DUCTLESS HVAC: functionality is fairly obvious but we have had a lot of luck in the summer with the (raindrop) setting. I think it's a humidity based setting but works almost like A/C without the cost.

FRONT DOOR DEADBOLT
Battery replacement (AAs) is quite rare at 9 months plus. Keep an eye out if the activation 'beep' gets slow or sluggish (usually the deadbolt batteries not the key FOB). It also seems to give a lot of warning, generally at least a month of very slow/sluggish activation times before batteries are drained. For what it's worth, we never reached the point of having dead batteries. TO REPLACE TO DEADBOLT BATTERIES: you'll need a square bit drive and a hex key or hex drive bit - there are 2 bolts/screws on top and 2 underneath to access the unit behind the handle.

GLASS DOORS
How to lock/unlock/secure. When sliding them into a closed position, it may be necessary to 'nudge' a door on the end to tighten the gaps to allow for easier use of the hinged end doors.

SMART TOILETS
Consult manual if necessary but for what it's worth, here's the settings we have been using. (Yes, we love these things!)

PULLOUT COUNTER BELOW OVENS
This one is pretty obvious but it really helps to have that extra pullout space to put hot cookware on.

Main bath fan.JPG

MAIN BATH FAN
Nice features: PURGE exhausts air and automatically turns off after 10 minutes, 2 HEAT settings, SHOWER is the normal exhaust fan, FAN blows air into the room, STANDBY is on/off.  NOTE: the power is controlled by the 2nd switch on the wall (we leave it on all the time)
